With experience in both the UK and Cyprus property markets, Peter has been involved in Property management, Property Valuation, structural surveys and residential sales and lettings for over 40 years, the past 15 years being resident in Cyprus.

When listing a property, Stephensons Estate Agents encourages property owners to provide us with exclusivity. A common misconception is that your property will only be listed with a sole agent, limiting any potential promotion through other agents. This could not be further from the truth. Stephensons Estate Agents is a real estate agency and works with a network of reputable and licensed real estate agents. When you list your property with Stephensons Estate Agents, you can be sure that several other agents will be advised of it; all will be encouraged to display the property on their websites, windows, and other promotional material they may produce. This, in turn, gives more promotion as these agents also elect other agents outside of our network to promote the property.

Exclusivity simply means that you only have to deal with one agent: Stephensons Estate Agents. All other agents, when requesting viewings or more information, can confer with us about your property. Since we will have all the information they will need, Stephensons Estate Agents can save you a lot of time and exasperation if the sale or rental takes time to finalise.

Stephensons Estate Agents will effectively perform the following for the duration of your exclusive promotion with us:
  1. Promote the property on all Stephensons Estate Agents advertising mediums including two websites in English, one website in Russian. Stephensons will also place a sale board on the property for greater exposure;
  2. Promote the property to as many other reputable agents as possible for use on their website and advertising material (locally and internationally);
  3. Handle all private and agency enquiries regarding the property on your behalf;
  4. Filter out potential time wasters or non-serious enquiries;
  5. Significantly reduce the volume of unnecessary phone calls;
  6. If you are not a resident of the property, you can elect us as key-holder and we will accompany viewings on your behalf;
  7. Provide all necessary information to agents right up until a serious offer has been made;
  8. Ensure that rental contracts or information for solicitors is prepared and provided within the agreed time-frame.
Providing Stephensons Estate Agents with exclusivity may also see you eligible for a discount on our commission. This is usually only possible when no other agency has been provided with the same property directly from the owner. The standard agency rate in Cyprus is 5% plus VAT of the sale price. For rentals of 12 months or more, a typical agency fee is usually the equivalent value of one month’s rent.
